When the Dehumidifier Is the Problem: Kitchen and Crawl Space Water Damage Restoration in Olympia, WA

The call came in from an Olympia homeowner who noticed something wasn’t quite right in the kitchen. The baseboards looked off. No standing water, no obvious leak, just a subtle swelling along the base of the wall that hadn’t been there before.

Our team at Hydro Heroes – Water Damage Experts came out to take a look. What started as a routine moisture check turned into a full water damage restoration job. The damage reached from the kitchen floor down into the crawl space beneath it, and the moisture had already spread into a nearby bedroom as well.

What the Homeowner Noticed First

A lot of water damage calls start the same way: something small that doesn’t seem like a big deal. Swollen baseboards. No soaked floors, no puddle anywhere. Most homeowners chalk it up to normal wear. This one called us, and that instinct was exactly right.

Initial assessment: crawl space inspection, visible damage, and moisture readings at the kitchen walls.

The Source Was in the Crawl Space

Moisture readings at the kitchen wall and baseboard junctions told us right away that something was going on below the surface. The numbers were elevated well above safe range, pointing us straight to the crawl space.

Once inside, things became clear fast. The wood joists showed visible water staining, and the insulation had pulled away from the subfloor above.

The home had a crawl space dehumidifier. It had been cycling into defrost mode without a working drain line, so instead of pulling moisture out of the space, it was releasing water right back in. That water wicked slowly up through the subfloor and into the kitchen walls above, one joist at a time, until the baseboards started showing it.

The EPA notes that crawl space moisture is one of the leading causes of structural damage and mold in homes. Hidden saturation like this sets up conditions for secondary damage fast. If you have a crawl space dehumidifier, check that drain line regularly.

Containment Before Demo

Before any material came out, we built full containment in the kitchen. Plastic sheeting went up floor to ceiling, secured with poles and painter’s tape at the ceiling line. Our technician suited up in full PPE, including a Tyvek coverall, respirator, and gloves.

Containment isn’t just about keeping dust off the countertops. It creates a tighter space where drying equipment runs more efficiently and the rest of the home stays clean.

Flooring Out, Equipment In

With containment locked down, we removed the kitchen flooring and exposed the subfloor. The OSB showed clear water staining across the area. In an adjacent space, we pulled back carpet and opened access to the below-floor cavity to position drying equipment on the structural materials.

We ran multiple air movers throughout, including down in the crawl space to tackle moisture in the joists. An air scrubber with plastic ducting kept air quality controlled in the kitchen. Once all affected surfaces were open, we applied antimicrobial treatment to prevent mold from taking hold during drying.

Per IICRC remediation standards, treating affected porous materials is key to stopping secondary growth after water damage. Our team holds IICRC certifications in both water damage restoration and mold remediation, so both risks are built into how we work.

More Than Just Setting Up Equipment

Our crew moved furniture and personal items out of the affected areas before work started, cleaned all surfaces, and put everything back where the homeowner wanted it. The water had also reached a bedroom, so we ran drying equipment there too and followed up with carpet steam cleaning once moisture levels cleared.

Throughout the project, the team checked in at every stage. Water damage is stressful enough without feeling out of the loop in your own house.

Once mitigation wrapped up, the homeowner had us handle the rebuild too, including wall repairs, painting, and new flooring. One team, start to finish.

The finished result: new flooring, fresh paint, and everything back in place.

Frequently Asked Questions

How did moisture from the crawl space reach the kitchen?

The dehumidifier released water during defrost cycles, saturating the joists and subfloor. That moisture wicked up through the OSB into the kitchen walls, showing up as elevated readings at the baseboards.

How long does kitchen water damage restoration take?

Every job is different. A case like this typically takes several days of continuous drying. Our team checks moisture readings daily and adjusts equipment until all structural materials come back to a safe level.

Can a crawl space dehumidifier cause mold?

Yes, if it isn’t draining properly. A unit in defrost mode without a clear drain releases water into the space it’s supposed to protect. Wet materials in an enclosed crawl space create ideal conditions for mold. Antimicrobial treatment and mold remediation follow-up are part of our standard process when needed.

What should I check on my crawl space dehumidifier?

Check the drain line regularly to confirm it’s clear and routing water to the right place. If the unit has a collection bucket, check that too. A dehumidifier that can’t drain during defrost will release water right back into the crawl space.
